Champ Machine Office and Shop

Project Overview

Delivered under a Design-Build contract, the Champ Machinery Office and Shop project, in Nisku, involved the development of a 16,000 square foot pre-engineered steel building that integrates both administrative and industrial functions. Designed in collaboration with the client to meet specific operational needs, the facility combines a two-storey office wing with a high-performance industrial shop—providing a durable, efficient, and future-focused workspace.

Atkinson Construction (ACL) led both the design and construction phases, as the General Contractor, managing the project from conceptual planning through to final occupancy. The building’s structural steel was supplied by Behlen Industries, and all components were selected to optimize durability, thermal efficiency, and operational reliability.

Scope of Work

Design-Build Delivery

Working closely with the client throughout the design process, ACL translated operational requirements into functional layouts that supported both present-day use and long-term adaptability. The integrated approach reduced redesigns and streamlined decision-making from pre-construction through completion.

Site Development

ACL completed all civil works, including site grading, excavation, utility installation, and preparation for concrete foundations and slab-on-grade construction.

Steel Building Construction

The pre-engineered structure featured a two-storey office component and a large clear-span shop, designed for flexibility and ease of maintenance. Concrete foundations and slab-on-grade construction ensured a solid base for heavy industrial use.

Interior Layout and Amenities

The office area includes individual offices, meeting space, washrooms, a lunchroom, and a coffee nook—offering a professional, comfortable, and practical working environment for staff.

Mechanical Systems

The facility was equipped with a full suite of mechanical systems, including tube heaters, make-up air, shop exhaust, and CO/NO detection, ensuring occupant comfort and workplace safety in the shop area.

Thermal Envelope

High-efficiency wall and roof assemblies were incorporated into the building envelope to enhance energy performance and reduce long-term operating costs.

Electrical Infrastructure

The electrical package included high-bay LED lighting for the shop, complete office wiring, and a 600–800A service capacity, allowing for seamless integration of heavy equipment and future system expansion.

Through this successful Design-Build delivery, Atkinson Construction demonstrated its ability to provide tailored, cost-effective building solutions that meet complex operational needs.
